Deed Preparation & Transfer Documents

Deed Preparation & Transfer Documents
for the Bay Area

ClearPath prepares property transfer documents for self-represented owners throughout the Bay Area. Grant, quitclaim, interspousal, and trust transfer deeds are prepared using the deed type, parties, ownership interest, and vesting selected by you or your attorney.

Preparation may require the current recorded deed, a complete legal description, return-address information, and a Preliminary Change of Ownership Report. The county recorder—not ClearPath—decides whether a document is accepted for recording.

We are not a law firm and we do not provide legal advice. We cannot advise you on how to hold title or the tax consequences of a transfer. We prepare the deed you direct and coordinate the recording.

Important Context

Key Considerations

Deeds have legal consequences

Changing property title can trigger tax reassessments or lender acceleration. Get advice before selecting the deed, vesting, or exemption.

Recording is separate

Document preparation alone does not place the instrument in public records. E-recording is available as an optional add-on.

See all FAQs →

What deed documents can ClearPath prepare?

At your direction, ClearPath can prepare grant, quitclaim, interspousal, and trust transfer deeds, plus a Preliminary Change of Ownership Report and recording package when selected.

Can ClearPath choose the deed or vesting?

No. You or your attorney select the deed type, interests, grantees, and vesting. ClearPath cannot advise how title should be held or what legal effect a transfer will have.

What is included in the $495 deed and PCOR package?

It combines preparation of a deed and Preliminary Change of Ownership Report. Recording fees, county charges, transfer taxes, notarization, title work, and advice are not included unless stated.

How long does deed preparation and recording take?

Preparation depends on the current deed or legal description and complete transfer instructions. Signing, notarization, recorder review, correction, and return affect timing; no recording date is guaranteed.

Will a deed transfer trigger reassessment or tax?

A transfer may have property, transfer, income, gift, or estate-tax consequences. ClearPath cannot analyze consequences or claim an exclusion; consult an attorney, tax professional, or assessor.

Can ClearPath record the deed?

Recording coordination is separately listed. County fees and transfer taxes are additional. The recorder decides acceptance, and recording does not guarantee a desired legal or tax result.

What should I provide for deed preparation?

Provide the current recorded deed or legal description, parcel information if available, legal names, return address, and deed and vesting instructions selected by you or your attorney.

Does the deed need notarization?

The grantor's signature generally must be acknowledged for recording. ClearPath organizes the prepared deed for signing but notary service is separate unless expressly stated.

ClearPath is not a law firm.

ClearPath is a California Legal Document Assistant. We are not a law firm and we do not provide legal advice, legal opinions, recommend legal strategy, or select forms on your behalf. All documents are prepared at your specific direction. Court filing fees and government costs are quoted and billed separately at cost. If you need legal advice, you should consult a licensed attorney.
